Lead-to-Viewing Audit for brokerages and developers

We enquire on your listings as real buyers and measure how fast your team answers, where paid leads go cold and what each viewing really costs. Two weeks, with a fixed proposal at the end.

The Lead-to-Viewing Audit is the lead response audit by Ocean Partners Consulting, the marketing, CRM and AI consultancy operating from Barcelona and Dubai. In two weeks it shows what happens to each paid lead between the enquiry and the viewing. It costs AED 5,000, excluding VAT, and is deducted in full from the setup if you sign within 30 days.

What the lead response audit answers

  • How long your team really takes to answer a new enquiry, by portal, channel, language and time of day.
  • How you compare with three direct competitors on the same test.
  • How many leads sit without an owner, as duplicates or outside the CRM on personal WhatsApp.
  • What you pay per lead, per answered lead and, where data allows, per viewing, by portal and campaign.
  • Which ads, forms and outreach practices carry compliance risk.

What we review

Response speed and quality

Twenty real enquiries to your listings on Property Finder, Bayut and dubizzle, your Meta campaigns, your website and your WhatsApp, in and out of office hours and in several languages.

Competitor benchmark

The same test run on three brokerages competing for the same buyers, so you know whether response time is a weakness or an advantage.

Your CRM

Lead sources, duplicates, unassigned leads, stages that do not reflect your real process, and conversations that never reach the CRM. We check what PropSpace, Goyzer, Zoho, HubSpot or your current system allows through APIs, webhooks or email parsing.

Real cost per source

Cost per lead, per answered lead and per viewing for each portal and campaign. If the data to calculate it is missing, we tell you exactly what is missing.

Compliance

A sample of 20 ads and listings checked for a DLD Trakheesi permit and Madmoun QR code, plus consent capture, company WhatsApp numbers and calling practices under Cabinet Resolution 56 of 2024. This is not legal advice.

What you receive

  • The mystery-shopping results, enquiry by enquiry, against three competitors.
  • A “money leaking” estimate with every assumption stated.
  • Cost per lead, per answered lead and per viewing, by portal and campaign.
  • A list of compliance risks for your lawyer to confirm.
  • The target system design: integrations, routing, AI agent, permits module and dashboard.
  • A 90-day plan and a fixed proposal for the setup and monthly plan, based on our real estate marketing pricing and adapted to your case.

Who it’s for

Mid-sized Dubai brokerages with 10 to 80 agents, tier 2 and 3 off-plan developers, and luxury or international investor desks. It is most useful if you receive portal or campaign leads every week and want to know what each viewing really costs.

What the audit is not

  • It is not a free sales call. It is a paid piece of work with written deliverables.
  • It is not a legal, tax or visa review.
  • It does not promise a number of leads or deals.

How it works

  1. Kick-off call. Goals, portals, agents, projects and current tools.
  2. Access and data (days 1–3). Read-only access to the CRM, ad accounts and portal dashboards.
  3. Analysis (days 4–10). Mystery shopping, CRM review, cost calculation and integration checks.
  4. Results session (end of week 2). Findings, 90-day plan and proposal.

Next step

Book your audit using the form below and tell us which portals and projects matter most; we will confirm the kick-off date and send the access checklist. To see the full system first, read about our work as a real estate marketing agency in Dubai.

What brokerages and developers ask before we start.

How much does the Lead-to-Viewing Audit cost?
The audit costs AED 5,000, excluding VAT, and takes two weeks. If you sign the setup within 30 days of receiving the results, the full amount is deducted from the setup fee. If you decide not to continue, you keep every deliverable and can execute the 90-day plan with your own team or another provider.
How does the mystery shopping work?
We send 20 real enquiries to your listings on Property Finder, Bayut and dubizzle, to your Meta campaigns, your website and your WhatsApp, in different languages and at different times, including evenings and weekends. We record first response time, channel, language and whether anyone proposes a viewing, then run the same test on three direct competitors.
What do you need from us?
Read-only access to your CRM, Meta and Google Ads accounts and portal dashboards, a list of agents with their languages and areas, what you pay each portal, and a 30-minute conversation with whoever assigns leads today. We do not need exports of personal buyer data beyond what the review of your CRM requires.
Will you check our ads for Trakheesi compliance?
We review a sample of 20 ads and listings for a valid DLD permit number and Madmoun QR code, and check consent capture, WhatsApp numbers and calling practices against the UAE telemarketing rules. This is an operational review, not legal advice. Permits remain your responsibility, and we flag the points your lawyer should confirm.
Will you promise a number of deals?
No. We estimate the money leaking from slow or missed responses, with every assumption stated so you can check it, and we set the indicators we would use to measure progress: response time, share of leads answered within five minutes, cost per viewing and attributed bookings. Promising deals before seeing your inventory and team would not be honest.
What happens after the audit?
We present the findings in a results session and leave you a fixed proposal for the setup and the monthly plan that fits. Published prices are reference prices, and the proposal is adapted to what we found. There is no obligation to continue; if you sign within 30 days, the AED 5,000 is deducted and the setup starts.
